Short-list of garage door problems and the symptoms.

  • Door Won’t Open: Possibly broken spring or opener sensitivity error.

  • Door Won’t Close: Possible photo eye issue. Check for obstruction

  • Door Shaking: Probably needs lubricated. Oil rollers, hinges, jamb and bearings.

  • Door Does Nothing: Check for tripped GFI or breaker.

Common Garage Door Problems

Cable Off Drum

Cable off Drum Common Indicators:

  • Door Crooked

  • Hanging Cables or Wires

  • Heavy Grinding

Solution: Put cable back on drum .

A crooked garage door, hanging cables or jammed panels can all be an indication of your garage door cable coming off of the drum. Your garage door drums are located at the top left and right side of your door. If either of them look like the picture above, your cable is off.

Broken Torsion Spring

Broken Torsion Spring Common Indicators:

  • Door won’t open

  • Gap in Spring Coil on Door

  • Hanging Cables or Wires

Solution: Replacement torsion spring needed.

Identify if a broken torsion spring by looking at the horizontal shaft containing yours springs above your overhead door. If your spring has a gap as shown in the picture, you have a broken torsion spring.

Damaged Garage Door Panels

Damaged Panel Common Indicators:

  • Panels are bent (Obviously)

  • Gap along edge or top of door

  • Door pops when running

Solution: Repair Panel if possible. If unable, order replacement.

A damaged garage door panel happens when the door has been run into or is improperly reinforced.

Rollers Out of Track

Roller Out of Track Common Indicators:

  • Door gapped in or out

  • Door Panels Bent

  • Roller laying on floor

Solution: Put roller back in track and repair or replace any damaged parts.

A roller out of track usually happens after the door has been run into by a vehicle or run down on something. It can also be an indication of other problems such as a cable off drum in severe situations. On small doors, you may be able to force the roller back into the track.


Other Common Door Problems

  • Damaged weather stripping or bottom panel rubber.

  • Track pulling out of door jamb or ceiling.

  • Loose hinges, bearings or brackets.

Common Electric Opener Problems

Opener Gear Kit Failure

Gear Kit Failure Common Indicators:

  • Loose Chain

  • Grinding sounds

  • Motor just hums

Solution: New Replacement Gear

A garage door opener that just hums but doesn’t move may indicate a bad gear kit. Other indications include an unusually slack chain or a worn gear sprocket on motor.

Safety Sensor Issue

Safety Sensor Issue Common Indicators:

  • Door comes down 6” and reverses

  • Door won’t close at all

  • Door closes sometimes

Solution: Align photo eyes, check for obstructions, check wiring.

Garage door safety sensor problems are one of the most common door issues we face. Check for objects blocking the sensors and for proper alignment. You should have a green and yellow light when sensors are working properly.

Stripped Opener Belt

Stripped Belt Common Indicators:

  • Opener Doesn’t run all the way up or down.

  • Opener just hums.

  • Opener Stops midway sometimes but not other times.

Solution: New opener belt.

A stripped opener belt is indicated by gaps in the opener belt along the rail. You may notice thin strands of cable as well where there should be rubber.

Bad Logic Board

Bad Logic Board Common Indicators:

  • Motor only clicks

  • No lights on motor.

  • Motor seems dead.

Solution: New Logic board

Thunderstorms or just age can cause the internal computer board in the opener to fail.


Other Common Electric Opener Problems

  • Opener sensitivity improperly adjusted.

  • Opener limits needing adjusted.

  • Motor Bracket pulling off of door.

Garage Door Maintenance

Why?

Proper garage door maintenance will extend the life cycle of the door. It also provides smoother, quieter operation in the meantime.

When?

We recommend oiling your garage door every 6 months or so. Call a tech every couple of years for a complete service and adjustment.

How?

Use a can of oil to spray your garage door springs, rollers, hinges and bearings. any moving or twisting part can use oil. We recommend a 3 in 1 type of lubrication.
